Locuitorii Capitalei sunt dependenţi în proporţie de 80% de sistemul centralizat prin care primesc căldură şi apă caldă. Montarea unei centrale termice proprii costă 10.000 de lei, dar scade factura cu 100 de lei.&lt;/div&gt;&lt;div style="margin-bottom: 20px; padding-bottom: 0px; padding-left: 0px; padding-right: 0px; padding-top: 0px;"&gt;Regia Autonomă de Distribuţie a Energiei Termice (RADET) Bucureşti asigură, în prezent, producerea, transportul şi distribuţia căldurii pentru 1, 7 milioane de locatari din circa 570.000 de apartamente grupate în 8.600 de blocuri.&lt;/div&gt;&lt;div style="margin-bottom: 20px; padding-bottom: 0px; padding-left: 0px; padding-right: 0px; padding-top: 0px;"&gt;Cei mai mulţi dintre proprietarii imobilelor din Capitală depind de sistemul centralizat de încălzire şi puţini sunt cei care au reuşit să-şi monteze central termice mai ales dacă locuiesc la bloc.&lt;/div&gt;&lt;div style="margin-bottom: 20px; padding-bottom: 0px; padding-left: 0px; padding-right: 0px; padding-top: 0px;"&gt;Deşi dispune de reţele de alimentare cu gaz, Capitala a fost întrecută de alte oraşe mai mici din ţară unde oamenii au renunţat cu mulţi ani în urmă la serviciile RADET.&lt;br /&gt;&lt;br /&gt;&lt;b&gt;Iarnă grea, pe bani mulţi&lt;/b&gt;&lt;br /&gt;&lt;br /&gt;Consiliul General al Municipiului Bucureşti a aprobat, luna trecută, creşterea tarifului gigacaloriei pentru energia termică furnizată&amp;nbsp; populaţiei de la 119 lei la 124 lei. Astfel, locuitorii unei garsoniere care au plătit în ianuarie 2010 în jur de 252 de lei întreţinerea, în ianuarie anul viitor vor plăti 257 de lei.&lt;/div&gt;&lt;div style="margin-bottom: 20px; padding-bottom: 0px; padding-left: 0px; padding-right: 0px; padding-top: 0px;"&gt;Pentru un apartament de două camera, întreţinerea a fost în ianuiarie 2010 425 de lei, iar în aceeaşi lună a anului viitor va costa 433 de lei. Pentru trei camere se va plăti 576 de lei, în timp ce anul acesta, în luna ianuarie a fost 565 de lei.&lt;/div&gt;&lt;div style="margin-bottom: 20px; padding-bottom: 0px; padding-left: 0px; padding-right: 0px; padding-top: 0px;"&gt;Deşi viceprimarul Capitalei, Mircea Raicu declara că majorarea va reprezenta singura creştere a preţului gigacaloriei până în martie 2011, conducerea Federaţiei Asociaţiilor de Proprietari din România (FAPR) crede că oamenii nu vor putea face faţă cheltuielilor mai ales în lunile de iarnă.&lt;/div&gt;&lt;div style="margin-bottom: 20px; padding-bottom: 0px; padding-left: 0px; padding-right: 0px; padding-top: 0px;"&gt;”Va fi un val de debranşări şi mulţi bucureşteni vor căuta alte soluţii de încălzire pe cât posibile mai ieftine”, a declarat preşedintele FAPR, Radu Opaina.&lt;/div&gt;&lt;div style="margin-bottom: 20px; padding-bottom: 0px; padding-left: 0px; padding-right: 0px; padding-top: 0px;"&gt;Unii au preferat repartitoarele şi deşi îndură frigul, plătesc mai puţin. “O locatară plăteşte şi 700 de lei la întreţinere la trei camere, dar avem pensionari care economisesc şi plătesc în jur de 120 de lei la trei camere”, a declarat Ştefan Vladu, reprezentantul Asociaţiei de proprietari Bloc 12K din cartierul Aviaţiei.&lt;br /&gt;&lt;br /&gt;&lt;b&gt;Peste 10.000 de lei montarea centralei termice&amp;nbsp;&lt;/b&gt;&lt;br /&gt;&lt;br /&gt;Bucureştenii mai pot apela la montarea de centrale termice proprii, investiţie care se ridică la aproape 10.000 de lei sau chiar mai mult. Un prim pas este debranşarea de la RADET pentru care trebuie plătit un aviz de 60 de lei, plus 85 de lei pe calorifer.&lt;/div&gt;&lt;div style="margin-bottom: 20px; padding-bottom: 0px; padding-left: 0px; padding-right: 0px; padding-top: 0px;"&gt;“În medie, pentru o centrală termică la un apartament cu două camere, investiţia este de 6.000 - 8.000 de lei, sumă care include şi cheltuiala pentru înlocuirea caloriferelor, a ţevilor şi restul de materiale”, a declarat Mihai Văduva, patronul unei firme de montat centrale termice.&lt;/div&gt;&lt;div style="margin-bottom: 20px; padding-bottom: 0px; padding-left: 0px; padding-right: 0px; padding-top: 0px;"&gt;La instalaţia interioară, aproape 1.000 de lei costă numai avizele şi execuţia lucrării. Specialistul a mai explicat că un pas important este conectarea la coloana de gaz care implică nişte costuri ce depind de înălţimea la care se află apartamentul în clădire.&lt;/div&gt;&lt;div style="margin-bottom: 20px; padding-bottom: 0px; padding-left: 0px; padding-right: 0px; padding-top: 0px;"&gt;Investiţia de amortizează în aproximativ zece ani. Se apropie 'tagul' (sau bulina albastra pe romaneste) de partea neagra a aparatului din centru pozei si in acest moment ambele usi (ghena si intrare) se vor deschide pentru 8 secunde.&lt;br /&gt;&lt;br /&gt;In caz de pana de curent se poate folosi si cheia (de la intrare) pentru a deschide ghena.&lt;br /&gt;&lt;br /&gt;Nota : Daca deschideti cu cheia normala nu trebuie sa mai inchideti dupa dumneavoastra. Acest lucru va atrage blocarea usii (ori intrare ori de la ghena) si aceasta nu se mai poate deschide cu tag. margin-right: 1em;"&gt;&lt;img border="0" height="134" src="http://2.bp.blogspot.com/-waCv5f5kwug/Th85nkvUr_I/AAAAAAAAHG8/o7T37fmg7aI/s200/somatie.jpg" width="200" /&gt;&lt;/a&gt;&lt;/div&gt;&lt;br /&gt;A trebuit sa mutam tomberoanele in ghenele de gunoi special priectate de catre 'partid' pentru acest lucru!&lt;br /&gt;Din pacate amprenta timpului s-a lasat peste ele si erau intr-o stare deplorabila!&lt;br /&gt;De cand sunt copil, stiu ca tomberoanele au stat afara, dar, iata ca a venit acest moment cand suntem obligati de autoritati sa luam tomberoanele de pe spatiul public chiar in mandatul meu de presedinte.&lt;br /&gt;Am decis de comun acord conform adunarii generale din 2011 sa reparam ghenele si apoi sa mutam tomberoanele acolo!&lt;br /&gt;&lt;br /&gt;Cam asta s-a intamplat saptamana trecuta!&lt;br /&gt;&lt;br /&gt;&lt;div class="separator" style="clear: both; la Ista in care am contestat calculul de caldura pe luna octombrie-noiembrie pentru ca era facut la comun si nu in concordanta cu contoarele Radet montate pe fiecare scara in parte si am constatat sume foate mari venite la persoanele care au centrala proprie de apartament. Nu am primit in timp util un raspuns de la cei de la Ista si am inaintat reclamatia la A.N.R.S.C. (&lt;span class="Apple-style-span" style="color: #424242; font-family: 'trebuchet ms', geneva; font-size: 13px; line-height: 14px;"&gt;&lt;strong&gt;Autoritatea Nationala de Reglementare pentru Serviciile Comunitare de Utilitati Publice)&lt;/strong&gt;&lt;/span&gt;.&lt;br /&gt;&lt;br /&gt;In urma sesizarii facture la&amp;nbsp;&lt;span class="Apple-style-span" style="font-family: Arial, Verdana, Helvetica, sans-serif; font-size: 14px;"&gt;A.N.R.S.C. &amp;nbsp;o echipa ProTV s-a deplasat la noi la bloc sa imi ia un interviu!&lt;/span&gt;&lt;br /&gt;&lt;span class="Apple-style-span" style="font-family: Arial, Verdana, Helvetica, sans-serif; Nici nu ne dorim altfel, daca luam ca exemplu in ansmablu intreaga tara.&lt;br /&gt;&lt;br /&gt;Cu toate acestea datorita buna-vointei mele am donat asociatiei o parte din biblioteca cu care m-am nascut in casa ca sa fac arhiva blocului in ea.&lt;br /&gt;Si prin 'buna-vointa' doamnei cenzor am 'plantat-o' in partea inchisa din uscatoria scarii 2.&lt;br /&gt;&lt;br /&gt;Va las sa admirati niste poze:&lt;br /&gt;&lt;br /&gt;&lt;div class="separator" style="clear: both; Din 10 cat am fost la prima, la a doua au venit doar 8 !&lt;/div&gt;&lt;div&gt;Oricum oamenii de baza si carora le pasa de bloc au venit si asta este bine !&lt;/div&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;div&gt;Ca un rezumat s-a hotarat asa :&lt;/div&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;div&gt;- Majorarea fondului de rulment&lt;/div&gt;&lt;div&gt;- Majorarea fondului de reparatii (si o sa reparam tevile sparte si robinetele stricate de la subsoluri)&lt;/div&gt;&lt;div&gt;- Curatarea Uscatoriilor pentru ca locatarii care intind rufe sa le intinda in curatenie  (pana in luna august locatarii care au obiecte voluminoase acolo trebuie sa le scoata) &lt;/div&gt;&lt;div&gt;- Mutarea incasarilor de la scara 1 la scara 2 (probabil odata cu curatarea uscatoriilor)&lt;/div&gt;&lt;div&gt;- Mici reparatii la terasa pentru a opri infiltrarea apei la 3 din cele 6 apartamente de la etajul 4 aflate la ambele scari !&lt;/div&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;div&gt;Cam astea !&lt;/div&gt;&lt;div&gt;Asa ca imediat cum o sa treaca intretinera la lunile reci ... o sa creasca fondul de rulment si reparatii. &lt;/div&gt;&lt;div&gt;Partea rea este ca nimic nu se face fara bani. font-size: small;"&gt;&lt;span class="Apple-style-span" style="font-size: 13px;"&gt;strangere fonduri pentru reparatie ghene&lt;/span&gt;&lt;/span&gt;&lt;/li&gt;&lt;li&gt;&lt;span class="Apple-style-span" style="font-family: Arial; font-size: small;"&gt;&lt;span class="Apple-style-span" style="font-size: 13px;"&gt;eliberarea ghenelor de obiecte nefolositoare&lt;/span&gt;&lt;/span&gt;&lt;/li&gt;&lt;li&gt;&lt;span class="Apple-style-span" style="font-family: Arial; font-size: small;"&gt;&lt;span class="Apple-style-span" style="font-size: 13px;"&gt;eliberarea uscatoriilor, eventual inchirierea la licitatie a camerei mici (cea mare sa ramana pentru uscat rufe)&lt;/span&gt;&lt;/span&gt;&lt;/li&gt;&lt;li&gt;&lt;span class="Apple-style-span" style="font-family: Arial; font-size: small;"&gt;&lt;span class="Apple-style-span" style="font-size: 13px;"&gt;scoaterea de pe liste a comisionului bancar (cand se efectueaza plati, manca ne taxeaza cu 50 de bani pentru fiecare plata, acest comision este acoperit de dobanda pe care o luam la banii din cont)&lt;/span&gt;&lt;/span&gt;&lt;/li&gt;&lt;li&gt;&lt;span class="Apple-style-span" style="font-family: Arial; font-size: small;"&gt;&lt;span class="Apple-style-span" style="font-size: 13px;"&gt;actualizarea cartii de imobil&lt;/span&gt;&lt;/span&gt;&lt;/li&gt;&lt;/ul&gt;&lt;div&gt;&lt;span class="Apple-style-span" style="font-family: Arial; Vina binenteles este a sistemului deoarece nu mai putem lega cu lant tomberoanele deoarece cei de la gunoi vin foarte devreme si inopinat si nu se poate trezi nimeni sa le deschida si sa le inchida la loc.&lt;/div&gt;&lt;div style="text-align: left;"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div style="text-align: left;"&gt;Am discutat problema la administratie, dar din cate am inteles este o perioada de tranzitie si cei de la Romprest (compania care ne face curatenie in sector) ar dori sa bage taxa ca pe vremuri (cum aveam la Rebu) si atunci o sa ne aduca si alte tomberoane.&lt;/div&gt;&lt;div style="text-align: left;"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div style="text-align: left;"&gt;Una peste alta nu stiu daca merita sa cumparam 2 tomberoane noi sa ni le fure a doua zi pana nu punem la punct un sistem antifurt.&lt;/div&gt;&lt;div style="text-align: left;"&gt;&lt;br /&gt;&lt;b&gt;Pana atunci as incerca sa sfatuiesc locatarii sa utilizeze cum trebuie acest tomberon !&lt;/b&gt;&lt;/div&gt;&lt;div style="text-align: left;"&gt;&lt;b&gt;&lt;br /&gt;&lt;/b&gt;&lt;/div&gt;&lt;div style="text-align: left;"&gt;1- aruncati materialele de plastic, sticla si hartie la punctele specializate aflate in capetele strazii Stefan Burileanu (adica "la posta" si la "statia de tramvai" - "BRD" - "Erbasu")&lt;/div&gt;&lt;div style="text-align: left;"&gt;2- folositi tomberonul doar pentru gunoi menajer (sa nu fie imprastiat de caini-pisici, iar ambalaje si lucruri diverse puneti-le in saci tari langa tomberon.&lt;/div&gt;&lt;div style="text-align: left;"&gt;3- daca nu doriti sa aruncati materialele plastice de sticla si hartie in capetele strazii macar turtiti sticlele de pet pentru a nu ocupa tot tomberonul.&lt;/div&gt;&lt;div style="text-align: left;"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div style="text-align: left;"&gt;PS : Chiar zilele trecute am gasit in tomberon o punga plina cu peturi pline cu aer aruncate si ocupa jumatate de tomberon. L-am scos si l-am agatzat de gard !
